As our Construction Director, you will head up the construction department for our successful partnerships business, working on both mixed tenure housebuilding and contracting site across the region. You will be responsible for the operational function from inception of a project through to the making good defects period. You will also work closely with the Commercial Director, Development Director, Technical Director, Head of Finance and Managing Director to lead the business at board level. Integrity, Caring and Quality ONC or HNC in Building Constructions or NVQ Level 4/5 or similar CSCS card at Contracts Manager Level Full UK Driving License A wealth of experience working as an Operations/Construction Director or Head of Construction/Operations or equivalent. A strong operations and commercial leader with a proven track record of success working on new build housing contracts and multi-story residential apartment schemes ranging from 5m- 60m. Experience of PLC policies and procedures relating to BMS / Quality / Employment. Strong technical knowledge of construction methodologies from inception to project completion. Understanding and competence of programme approach and software. Sufficiently competent in the use of IT to ensure processes, programmes and customer care initiatives are effectively followed. Knowledge of Health and Safety procedures and policies. A team player with the personality and intellect to make an effective contribution to the success and development of the business, as a member of the business unit board. SMSTS More about the Construction Director role... Provide advice and support in the securing of new work opportunities to ensure construction input is provided for all new housebuilding and contracting schemes. Work with the Technical Director to identify and minimise design, technical and production risk on new schemes during the pre-commencement process. Work closely with the new business and development team in order to ensure the business procures sufficient new work to meet the business plan. Work with new business/development team to bring sites into production in a timely and efficient way to meet business plan requirements. Work positively with the Technical Director to ensure schemes are designed and have the necessary approvals prior to start on site. Provide direction and leadership to a team of operations/contracts managers, project managers/directors, site managers and operatives on residential and housebuilding developments. Promote and actively engage with the NHBC Regional Director and NHBC Area Managers to promote high standards of build quality as well as promote the Region in the NHBC PIJ Awards. Recruit and Coach future talent, TASMs and Trade apprentices primarily into the Build team. Be actively involved in their training requirements and development into the role. Foster and build relationships with new and existing Contractors and suppliers for the benefit of the efficient running of the Regional business. Ensure new site starts are carried out in accordance with Vistry Best Practices in particular standard compounds with particular emphasis on full compliance with our SHE Policy. Be an Ambassador for the Regional and wider business. Regularly monitor programmes to ensure delivery on time to budget and to highlight any risks at an early stage. Run an operational/production team of high achieving staff with focus on both production and commercial delivery of projects. Set aspirational targets and standards for the department to drive continuous improvement. Contribute to the value engineering and buildability of all projects. Commit to the highest standards of design, quality, safety and client satisfaction. Manage resources effectively and efficiently on site including directly employed operatives and plant. Drive programme and deliver to timescales by ensuring all interfacing departments work collaboratively. Work to make the operational side of the business as efficient as possible by establishing an initiative to reduce programme durations across our sites. Work with the Commercial team to engage with our supply chain in a proactive and commercial way to ensure business sustainability. Work closely with the Customer Service Manager to ensure our customer service levels are meeting or exceeding any targets set by the West and Partnerships Board. Board responsibility for quality of homes that we build. Member of the board with responsibility for health and safety, design and pre-construction, production and customer service. Contribute as board member to formulation and delivery of 3-year strategy. Produce board reports and papers as required. Attend key meetings with clients and Joint Venture partners.
